Cultúrlann McAdam Ó Fiaich, is an arts and cultural centre promoting the arts through the Irish language. Located on the Falls Road, Belfast, Cultúrlann McAdam ÓFiaich produce a multi-disciplinary arts programme catering for all ages and interest groups. The centre is also home to a café, book/giftshop and tourist information point.

This building extension & refurbishment project was a lead-in capital build for the Gaeltacht Quarter of which Cultúrlann is the hub. The redevelopment project provided Cultúrlann with a purpose built gallery space, a permanent interactive exhibition on the history and development of the language in Belfast, new and refurbished arts workspaces, fully accessible and shared meeting room roof garden area. The refurbishment of the existing space has enhanced and increased present workspace for arts activities and additional gallery space together with providing a brighter more welcoming Café and Tourist Information point on ground floor.

Designed by Doherty Architects - Belfast. The Construction consists of a two story extension to the building of modern design featuring a curved brick outer envelope and roof structure.

Braecom provided Sponsor/Client Representative for the Board of Trustees of Cultúrlann McAdam Ó Fiaich from mid design stage on the project through to Construction and handover stages on the extension and the refurbishment phases.

As qualified Project Manager, Chartered Quantity Surveyor and H&S Manager, Braecom were ideally suited to assume the role of day to day point of contract for Cultúrlann McAdam Ó Fiaich on all matters relating to the re-development project.

Positioned at the heart of the project and representing the diverse requirements from Project Funders (ACNI, DCAL, DSD, IFI, NITB, Irish language Fund, Biffa, Management, Tenants and other Stakeholders.

The role evolved in quite a diverse manner including:

* * * The day to day interface with the Design Team and Contractor on the refurbishment project, on technical and financial matters.

* * * Consulting with all Stakeholder requirements for the centre to ensure maximum flexibility of use was achieved and a well equipped Centre was delivered.
*
* * * Reporting monthly on project progress, financial performance and quality matters to Project Board and Board of Trustees.
*
* * * Ensuring project critical decisions were made in a timely fashion and with maximum consultation with Stakeholders.
*
* * * Establishment and management of a of detailed building commissioning programme from Handover through to re opening of the building to the public.
*
* * * Responsibility to ensure the refurbishment project was completed on time, to budget and to the highest level of fit out quality in terms of equipment and facilities.
*
* * * Managing the project finances for the Cultúrlann McAdam Ó Fiaich in terms of the various funder applications, monthly drawdowns and careful cashflow management and to ensure the smooth and uninterrupted running of the project once it was on site and maximum value for money.

* * * Development of Client risk Budget and procurement of Fixtures & Fittings
*
* * * Management and regular review of Project Client Risk Register with the NEC Option D contract.

Braecom provided the decision making role of Client working on this unique refurbishing and extending of a landmark building and successfully managed the diverse and competing Stakeholder interests to achieve completion in January, Braecom ensured through the management of client risk Items that the refurbished Centre was a well equipped building with maximum flexibility of use in which the Cultúrlann McAdam Ó Fiaich shall continue to thrive.

The project was delivered on time, within a strict budget and to a high standard of finish.
