Braecom provided Sponsor/Client Representative for the Crescent Arts Centre from a stage on the project prior to progressing to detailed design stage. As qualified Project Manager, Chartered Quantity Surveyor and H&S Manager, Braecom were ideally suited to assume the role of day to day point of contract for the Crescent arts centre on all matters relating to the re-development project.
Positioned at the heart of the project and representing the diverse requirements from Project Funders (ACNI, DCAL, Heritage Lottery Fund, Northern Ireland Environment Agency (formely Environment Heritage Services), Crescent
Board of Trustees, Management, Tutors, Residents and other Stakeholders.
The role evolved in quite a diverse manner including: |

The total responsible for the Decant of the organisation from the Grade II Listed building to temporary premises to continue operating. |

 |
Managing all the associated necessary statutory approvals,
development of lease agreement and enabling works. |
 |
 |

 |
The day to day interface with the Design Team and Contractor
on the refurbishment project, on technical and financial matters. |

 |
 |
Consulting with all Stakeholder requirements for the centre
to ensure maximum flexibility of use was achieved and a well equipped Centre was delivered. |

 |
 |
Reporting monthly on project progress, financial performance
and quality matters to Project Board and Board of Trustees. |

 |
 |
Ensuring project critical decisions were made in a timely
fashion and with maximum consultation with Stakeholders. |

 |
Responsiblity to ensure the refurbishment project was completed on time, to budget and to the highest level of fit out quality in terms of equipment and facilities. |

 |
Managing the project finances for the Crescent Arts Centre in
terms of funder applications, monthly drawdowns and careful cashflow management and to ensure
the smooth and uninterrupted running of the project once it was on site. |

Managing the project through OGC Health Check Reviews. |

 |
 |
Development of Client risk Budget and procurement of Fixtures & Fitting including Audio Visual equipment for the centre. |

 |
Management and regular review of Project Client Risk Register with the NEC Option D contract. |
 |
 |
 |
 |
Some unique aspects of the project were successful management of the significant Swift Habitat during the works. |

 |
The development of Interpretation Stategy and development of the Interpretation Panels capturing the history of the building and the resident organisations. |

Braecom provided the decision making role of Client Working on this unique refurbishing and extending of a landmark grade II listed Building and successfully managed the diverse and competing Stakeholder inerests to achieve completion in Spring of 2010, Braecom ensured through the management of client risk Items that the refurbished Centre was a well equipped building with maximum flexibility of use in which the Crescent Arts Centre shall continue to flourish.
Braecom were jointly awarded the Man And Biosphere MAB (UNESCO) Award for the work done in the planning and protection of the Swift Habitat during the refurbishment project.
